Letting and management

Rathods will endeavour to advise you on a rental assessment of your property, which will be given in good faith reflecting current market conditions.

You should (within reason) make sure that repairs and maintenance issues raised by the agent are complied with before preparations are made of the intended letting.

You should ensure that you comply with the tax position for the rental property.

We will prepare a full inventory / schedule of the intended rental property.

We are members of ARLA, OEA Scheme and subscribe to the code of practice for Letting Agents.

All deposits are sent to the Deposit Protection Scheme (DPS), safeguarding the tenancy.

Rent reviews

Rathods act for both Landlords and Tenants with regards to rent reviews.

Tenants rents are reviewed after a 12 month period into the tenancy agreement to fall in-line with the current market conditions.

Should the landlord decide to withdraw from our services midterm then the landlord will pay equal to one month’s rent as a withdrawal fee.

The landlord must ensure to inform the HMRC of their tax liability, as the agent takes no responsibility.
